We've been in Business for 3 years as of Feb 2025. We have not always focused on short term rentals but as the market changed and demand was needed we aligned with STR market. We manage only Short Term Rentals. 

Currently we have over 25+ management clients. We have many more clients that our company cleans for with our cleaning services we provide. If you want to see our managed properties please see Property Management Tab; click the  images and you can see each one to see the "Airbnb" link. 

We will always suggest what we see in the market that works but in the end its your home if you so choose to add or not add certain features that is your choice. We will always give our opinion if asked or if needed for better booking enhancement. 

Starting in 2025 we now charge a flat rate of $150 a month for our management services. We will also charge a 5% booking fee per booking. 

The cleaning fee is another charge which comes out of the guest and paid into the platform but that ranges from $90- $400. This depends on the size of the property and how long it would take to turn the unit over. 

With our management fee we offer BASIC lawn care services; such as mowing and leaf blowing. This does not include leaf pick up or removal cost during the fall. This does not include any hedge trimming or tree trimming. 

For pool and hot tub cleaning/ we do not service any pools or hot tubs but we do have companies that we work with to outsource this cleaning jobs. 

This would be a cost to the Owner and not us as a management company. 

We offer small repair maintenance. We do not offer any plumbing repairs, hvac, or any large repairs. All repairs are contracted out via depending on the Home owners preference. 

We offer small repairs such as lights bulbs, door handle replacements, shower head replacements, etc. We recommend giving us a small budget for repairs.   

Depending on what the owners would like; Pets attract a wider guest traveling and we would charge extra for cleaning service with guest traveling with pets. 

Check-in is at 3:00 PM and check-out is at 11:00 AM.

Although some properties check in is 4pm and check out is still standard 11am. 

We do have a few properties with a 10am check out time.

Yes, we require a minimum stay of 2 nights for most properties we manage but to fill in the week days we allow 1 night stays.
